24 year old with creaky and painful knees

Hello,

I'm a 24 year old male that has been dealing with knee pain for the past two or three years.  I'm very active in basketball and weight lifting. The past couple of years I've been dealing with knee pain. Particularly under my knee caps. I also have pain when I'm about to jump (It hurts when I bend my knees, and hurts even more when I put the force to jump), or even when I'm squatting. The squatting pain occurs when my knee is bent past 45 degrees and before it is bent 90 degrees. I have tried rest and ice but the pain comes back when I'm about to play. I have taken up stretching before every event, which kind of helps but the pain is still there. I foam roll, stretch, and warm up on the bike before any workout. The bike helps the most. The pain gradually goes away after 10-15 minutes of jogging or on the bike. This past month, I took 2 weeks off for an exam. After 2 weeks I played some basketball and now the bones under my knee cap hurt. I think this is where the patellar tendon connects? I even took the whole summer trying to rehab my knees. I stretched, foam rolled and did weight training with lots of rest and ice. My knees also feel like a rusty hinge. There is no structural damage based on the assessment of some family physicians and physios. I am 5'11 and I weigh 155-160 lb. I have an athletic build. I found this board and said, what the heck, maybe someone has some suggestions. I'm too young to be dealing with this pain. I want to be able to play the sport that I love. Does anyone have any suggestions? This occurs in both knees btw.

Prior injuries:
Hurt back a few times (back spasms, and shifted hips) - treated through physio and chiro
Knee was swollen for a week once (no impact or cause that I was aware of. Rested, iced, got better)
Ankle (Twisted ankle a few times. Two years ago, out of the blue I had ankle pain and recently they noticed a bone chip in the join by an xray - Hasn't been removed).

It's tough to get an appointment from a specialist as I don't have any structural damage. It seems like I would probably be better off with a tear in my knee so that I can get my foot in the door to talk to some specialists. Otherwise they just jerk me around for a few years suggesting options that I have already tried (physio) or that don't deal with the real problem (I'm not taking arthritis meds at 24, they don't fix the problem, just reduce pain).  I don't want to waste my youth or cause more damage.

I'm wondering if anyone has had any issues like this and what they have done to deal with it? My routine is about 20 minutes of warmups (5-10 minutes bike, 5-10 minutes stretching) everytime I'm at the gym now. I'd love to add something new if it might help.

I would suggest going to see an orthopedist if possible. When you say no structural damage, are you referring to the ligaments/tendons or all of the structure like cartilage?

What you describe sounds similar to me and in my case when I got my mri, it showed some full fissuring in my cartilage under my patella (along with a bunch of other stuff because my knee hates me).
