Chrondomalacia & patellar tendinitis

Hi- was wondering if anyone has had any luck with patellar tracking and what seems to be chrondomalacia...I was told I also have patellar tendinitis...
Its been 6 months of a sedentary life, not like my previous!
I have done lots of PT and home exercises, ice almost everyday, NSAIDs when needed...
stairs, walking and light jogging don't hurt, its just this random pain around my kneecap and right below it.  Like all the time. 
Anyone have any suggestions?

Fat pad impingement? Has the physio tried taping the patella into the correct position as a diagnostic and to see if you get relief?

Are you working with a patellofemoral specialist or as a minimum a highly experienced physio in PF overuse injuries?

Tried a local NSAID gel like Voltaren rather than a tablet? Considered PRP for the tendinitis?

What's your knee specialist saying?

Vicky highlights a good point that fat pad impingement is closely linked with patella tendonitis or jumpers. Extracorporeal shockwave therapy (ESWT) is another option you could consider for inflammation of the patella tendon that helps to restart the natural healing process with isometric holds was what I tried out with 3 sessions without success, It was not my only knee problem turned out I had a lateral tear in my right knee that was not picked up on the scan during my 3rd scope last month. Vicky has had a lateral meniscus tear repair looking at her signature of knee problems.

Has a high success rate if the problems are jumpers knee or fat pad impingement or both. What usually happens when you get to a certain age late 20s onwards the joints are more at risk of deteriorating at a gradual pace. Unfortunately, most people find out too late when the damage has got to the stage of wear and tear with a higher risk of cartilage tears, chrondomalacia that most of the worldwide population will get at some stage during their lifetime only knowing about once extensive damage has been done.

My meniscus was degenerate and was trimmed not stitched
Came off bike onto concrete 9/9/09
